Is the Almond Grove a good neighbourhood?

It matched as a named tract: 85 parcels, almost all single family, median year built 1910. On pricing — only 7 sales in three years, below the 8-sale threshold, so I won't quote a median. Low turnover is normal for an established pocket, not a red flag.

Often not here. Owners past 20 years paid a median of $886,500; the median recorded sale last year was $4,112,500. Capital improvements raise your basis and selling costs come off the proceeds — which is why the improvement file is worth real money before you list.

Questions worth asking first.

What does "exclusive territory" actually mean?

One agent per city, and the market comes off the board when it is claimed. Exclusivity runs with an active account — if the subscription lapses past its cure period the market returns to the board. That protects the other agents in the network from a dormant city sitting locked forever, and it is stated plainly in the agreement rather than buried.

Where does the property data come from, and can I mail all of it?

Public record and county assessor data, plus MLS through your own portals. Contact information is appended where a match exists — across markets built so far that is roughly 74% of parcels with an email and 35% with a phone. Whether you may email, mail or call a given record depends on federal and California rules that apply to you as the sender: CAN-SPAM for email, TCPA for any call or text to a phone, and the state Do Not Call list. The platform enforces suppression, unsubscribes, per-address send caps and an approval gate on every campaign, but the legal responsibility for a send is the sending agent's.

Do the MLS feeds come with the market?

No — and this matters. The live feed is driven by saved searches inside your own MLS account, which means you need an active membership in the MLS covering your city and you must operate within that MLS's rules on data use. We set the portals up with you during onboarding. A market in a different MLS region is a different rulebook, and we confirm it is workable before selling you that city.

What happens to the AI after the first year?

You attach your own Anthropic key and pay for what your market uses. Cost scales with visitor conversations, not with the size of your city. We show you the usage from month one so year two is a known number rather than a surprise.

Can it tell my clients what a home is worth?

No, deliberately. Stating or implying a specific home's value is a licensed activity in California, and an assistant that does it on your DRE number is a liability, not a feature. It states recorded facts with their sample sizes and routes every value question to you by name.

Agent or DBA — what's the difference?

As an agent of The Market you work under the brokerage's name. As a DBA you keep your own brand and licence identity while hanging under the brokerage — we handle the DRE filings for the fictitious business name. The split and the market rights are identical either way.
